Golden Visa from AED 2 million
Property valued at AED 2 million or more qualifies for a 10-year UAE Golden Visa, including mortgaged and qualifying off-plan homes.
No annual property tax
Individual owners pay no annual property tax and no personal income tax on rent. The main cost is a one-off 4% Dubai Land Department fee.
A dollar-pegged currency
The UAE dirham has been pegged to the US dollar since 1997, so returns are not exposed to swings in a local currency.
Freehold for foreign buyers
Foreign buyers can own freehold property in designated areas of Dubai, without needing a UAE residence visa to buy.

Can foreigners buy property in Dubai?
Yes. Foreign buyers, including people who do not live in the UAE, can own freehold property in designated areas such as Palm Jumeirah, Downtown Dubai, Business Bay, Dubai Marina and Dubai Creek Harbour. You do not need a UAE visa to buy.
How much do I need to invest for a UAE Golden Visa?
Property valued at AED 2 million or more qualifies for the 10-year Golden Visa. Since February 2026, a mortgaged property can qualify without a minimum amount already paid, as long as the bank issues a no-objection certificate.
What does it cost to buy property in Dubai?
Budget for the 4% Dubai Land Department transfer fee, a 2% agency fee plus VAT, trustee and registration fees, and mortgage fees if you borrow. We give you a full cost breakdown before you make an offer.
Is 2026 a good time to buy property in Dubai?
Sales reached about AED 379 billion between January and September 2026, the second-highest on record, while prices have levelled in some high-supply areas. Buyers now have more choice and more room to negotiate, so choosing the right community matters more than timing.
Which areas of Dubai have the best rental yields?
The citywide average gross yield was 6.3% in August 2026. Mid-market communities such as JVC often yield more, while prime areas such as Palm Jumeirah usually offer lower yields but stronger long-term demand.
